NAUTI HIDEAWAY - This Nauti Stays Vacation Rental property is a 2-bedroom, 2-bath 2nd level 925 sq ft. condo located in Coco Plum, Marathon. Set in a well-protected, deep canal on the Atlantic, comes with a deep slip (length up to 40 ft) next to pool allowing access to the Atlantic Ocean and Florida Bay. ONSITE boat ramp & trailer (36 ft max) parking! Enjoy a heated or chilled pool after a boat day! Dock has water, power hook ups & fish cleaning station.

7 DAY MINIMUM RENTAL/ ATLEAST a WEEK BLOCK - No Nightly Rentals - NO EXCEPTIONS per law.

Purchased in April 2021 to complement our winter vacation home, Nauti Lodge (#31851875), NAUTI HIDEAWAY is a 925 sq ft. 2-bedroom, 2-bathroom condo located on the 2nd level of the Coco Plum Terraces community. Both permanent and vacation rental units make up this quiet and relaxing area of Coco Plum. In the past, we had to deal with loud guests with rowdy kids that disrupted other unit guests and residents. So, if you are looking to throw a party or have a large gathering, this location is not for you.

Centrally located at mile marker 54.5, this relaxing water front community is well protected in a deep canal on the Atlantic Ocean side of Marathon.

The condo has a deep depth boat slip, 10’ 6” wide, accommodating boats up to 40 ft in length. Guide ropes are connected to pilings to assist in docking. If your boat is wider than 10’6”, we maybe able to accommodate that by securing a larger slip with advance notice. The location allows quick access to the Atlantic Ocean and is also just minutes from the Florida Bay (Gulf of Mexico). Closest access to the bay is via Vaca Cut which has a vertical clearance of 15 feet. You can also access by using Channel 5 bridge or Seven Mile Bridge. The property boasts a private boat ramp 11’ 4” wide (side to side) in the parking lot just steps from your condo. If this will not work for your trailer, there are multiple public boat ramps in the area. The boat slip and on-site trailer parking (36 ft. Max) is also steps away from your condo. Per complex rules, only 2 VEHICLES (NO RV's) and 1 BOAT/TRAILER are allowed per reservation and only 1 boat is allowed in the slip. The complex also has a heated pool during winter (85 F) and a chilled pool during the summer. Pool hours are dawn to dusk. A fish cleaning station is available for your fresh catch, water hook ups to clean your boat and shore power to keep her batteries all charged up.

Nauti Hideaway has central A/C (2.5 ton) and heat throughout. 400 mbps of internet (wifi) – Ethernet cord is available. The kitchen is fully stocked and has everything you need to cook for a family of 4. Stove/oven, over the range microwave, conventional-sized refrigerator/freezer, convection oven, dish washer, full size blender, Mr. Coffee makers (small and large), Kurig, toaster, Air Fryer, Crock Pot, blender for drinks, Mr. BBQ caddy with grilling utensils, oversized fish cutting board, and a fully stocked kitchen with all the basics (i.e Tupperware, plastic kid friendly dinnerware, Yeti style low ball and tumbler cups, lots of utensils/knives, spices, etc). Appliances are stainless steel. Enjoy the convenience of throwing your fresh catch right on our Weber grill steps away from your boat and the pool.

The dining room has a high-top table that seats 6 very comfortably and a dining room ceiling light. The living room has a leather sofa and love seat recliners for after a day of boating– everyone gets a recliner to relax! A 55-inch Samsung Smart TV is mounted to the wall with a swivel bracket. Since mostly everyone has their own streaming platforms, we decided to cut cable and this helps us keep rental prices lower. The balcony is off the living room through glass sliders (tinted). High top bar table that sits 4. It overlooks the courtyard and has a view of some of the slips. Remote controlled ceiling fan/lights have been installed in both bedrooms and living room. The balcony has a deep freezer to store your bait, fresh catch, and ice.

The primary bedroom has a King platform bed/mattress and 40-inch Samsung Smart TV. There are 2 bedside tables with drawers and touch activated lamps complete with USB ports for charging. It has a private bathroom with a 24-inch vanity/sink, faucets and a spacious walk-in shower. There is a large walk-in closet with 2 levels of hanging and shelf space – incredible amount of storage. 2-inch Faux wood cordless blinds cover both tinted windows and black out curtains will keep the room dark when desired.

The second bedroom is set up with 1 queen platform bed/mattress and 1 twin platform bed/mattress (both beds have plenty of underneath storage). It also has a 40-inch Samsung Smart TV mounted to the wall on a swivel bracket. The queen bed has 2 bedside tables with drawers and touch activated lamps complete with USB ports for charging. 2-inch Faux wood cordless blinds cover the tinted window and black out curtains will keep the room dark when desired. The second bathroom is located off the hallway. It has a 36-inch vanity/sink, faucets and tub/shower combo.

We always try to provide Suave body wash and shampoo & conditioner in 1. There is a Revlon - 2 speed, cool shot Hair Blow Dryer, CHI Hair Straightener, iron and ironing board are available. We keep a tool box with misc. tools, a closet full of cleaning products and even a rechargeable Ryobi battery operated Hand Vac and Air blower with battery and charger. Also have a plug-in shop vac.

When the condo is booked, I will send you the “Welcome” info with important info (Printable Parking Pass, trailer parking diagram, maps, pictures of the slips guides that we use when we are there, restaurant info and more. About a week prior to your arrival, I will send you your unique condo door code. No keys, so no need to carry around or worry about losing.

Coco Plum Terrace is made up of 3 buildings. There is a washer/dryer for clothing at the end of each building on the 1st level water side. It charges by the load & takes quarters only (no change machine on site). Parking for guests is the large parking lot, which is where the private boat ramp is located. The large parking lot is utilized for both vehicle and trailer parking.

Nauti Hideaway is a short 0.8 mile walk to Coco Plum Beach and turtle nesting areas. Though it is public, Coco Plum beach seems like a private beach as it is pretty secluded. Sombrero Beach is also public and is approx. 13 minutes away via car. Sombrero Beach has ample parking, a playground and a large beach area great for snorkeling or sunbathing. And lastly, the condo is about an hour drive to Key West, for a very easy day trip!

No Exceptions to the following Guidelines:

On rare occasion, an exception is made for additional fee of
$50 a night for the 5th person.

- For bookings 11 days or more, extra cleaning(s) will NEED to be completed. Guest can choose a $100 cleaning to change out bed linens and towels OR a full cleaning for $225, which is the same cleaning completed after every guest departs. This ensures the condo stays in good shape. This charge will be added after the booking when the host speaks with guest.

BY BOOKING A RESERVATION, THE RENTER/GUEST(S) IS AGREEING TO ABIDE BY ALL RULES AND REGULATIONS SET FORTH in the “HOUSE RULES AND REGULATIONS RENTAL AGREEMENT” and the CANCELLATION POLICY.

 **BY BOOKING and TEMPORARILY STAYING IN THE ABOVE STATED PREMISE, THE GUEST(S) AGREE TO THIS AGREEMENT**

  1. Unit may have no more than two (2) persons per bedroom – 4-person maximum occupancy.
  2. Max Limit - 2 vehicles and 1 boat/trailer. All vehicles and trailers are required to be parked within designated areas and vehicle information must be provided upon request. No vehicles may be used for overnight accommodations. No recreational vehicles.
  3. a) PARKING PASS – Guest must display the parking pass on the dash board whenever using Coco Plum Terraces parking facilities. Failure to display may result in towing of vehicle at guest's expense.
  4. b) All vehicles, vessels, and trailers must have valid and current registrations. Those that do not may be subject to tow at guest’s expense.
  5. c) Boat Ramp is only to be used by current guests. Not friends of current guests.
  6. Docked vessels may not extend beyond the property lines, may not be rafted together or create a navigation hazard. No vessels may be used for overnight accommodations. Only 1 boat allowed in slip.
  7. 4. Tenants shall not unnecessarily make or cause a noise disturbance between the hours of 10:00pm and 8:00 am. No loud noise in the condo or on a boat.
  8. POOL HOURS are DAWN to DUSK. NO GLASS at POOL AREA. This is strictly monitored and enforced by the HOA due to liability. No loud music at the pool.
  9. A written copy of all regulations must be signed by all adult tenants. The rental agreement shall contain the home address, phone number, manager’s address and phone number, and the phone number of the rental unit. Either the property owner or property manager’s contact number must be posted in the rental unit.
  10. All tenants of vacation rental units are required to comply with MANDATORY EVACUATION at the posting of a hurricane warning.
  11. CHECK-IN and CHECK-OUT Dates on Reservation will be adhered to and agreed upon at the time reservation is paid in full. Arrival in above stated premise prior to CHECK-IN date/time OR remaining in above stated premise after CHECK-OUT date/time will be considered violation and trespassing. CHECK-IN TIME is 3:00 P.M. Eastern time and CHECK-OUT is 10:00 A.M. Eastern time. Early check-ins or late check-outs will be accommodated, when possible, but are not guaranteed. 
  12. This is a NON-SMOKING unit. No smoking or vaping in the unit, to include the balcony. Any evidence such as butts, ash, smell, or burn marks will result in loss of full security deposit.
  13. NO Fish FRYING inside unit & NO BAIT/CHUM stored in Freezer. Both leave unpleasant odors. Any evidence such as unpleasant smell will result in loss of full or partial security deposit.
  14. Pets/animals are not permitted in rental unit at any time due to owner’s health conditions.
  15. We will not rent to vacationing students or persons under 22 years of age unless accompanied by an adult guardian or parent.
  16. RESERVATION DAMAGE DEPOSIT- A reservation security damage deposit is required. This must be received when booking the reservation. The deposit is NOT applied toward rent. The Refundable Damage Protection for Accidental Damage to the condo unit or slip are refundable. See rental platforms’ (VRBO & Airbnb) policies governing their Reservation Damage Deposits. The Deposit is fully refundable within (7) days of departure, provided the provisions are met in this agreement and no violations occur.
  17. No damage is done to unit or its contents, beyond normal wear and tear.
  18. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
  19. All garbage must be removed from the unit and placed in the dumpster in the parking lot, and soiled dishes, glasses, utensils, etc. are placed in the dishwasher and cleaned. All USED linens, towels, bed sheets placed in a pile for housekeeping.
  20. All charges accrued during the stay are paid prior to departure.
  21. No linens are lost or damaged.
  22. No early check-in or late check-out without permission from owner.
  23. The renter is not evicted by the owner (or representative of the owner), local law enforcement, or a representative of Coco Plum Terraces.
  24. PAYMENT – Direct Bookings with owner and/or via Nautistays.com will be made in full. Bookings with rental platforms will follow the platform payment policy. All payment refunds will be determined into accordance with the stated refund Cancellation Policy on the platform the reservation was booked.
  25. Nauti Stays.com CANCELLATION POLICY

            - 100% refund of amount paid for cancellations more than 60 days before check-in date (minus the             booking fee)

            - 50% refund of amount paid (minus the booking fee) if you cancel more than 30 days before check-in

            - No refund if you cancel 30 days or less before check-in     

            - No refund for inclement weather to include tropic storms, hurricanes, etc.

            Cancellation deadlines are in the property's time zone.

  1. MAXIMUM OCCUPANCY- The maximum number of guests per condominium is limited to four (4) persons to include infants or children of any age.
  2. INCLUSIVE FEES - Rates include a one-time linen/towel setup. Amenity fees are included in the rental rate.
  3. NO DAILY MAID SERVICE - While linens and bath towels are included in the unit, daily housekeeping service is not included in the rental rate, but is available at an additional rate. Note: A coin-operated laundry facilities are located inside Coco Plum Terraces.
  4. RATE CHANGES - Rates are subject to change without notice. However, once your rate is confirmed, it will not be changed.
  5. FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
  6. WRITTEN EXCEPTIONS - Any exceptions to the above-mentioned policies must be approved in writing in advance.
