This is invaluable when arriving to the condo late at night or when it snows. NAUTI LODGE - This Nauti Stays Vacation Rental property is just steps away from the Sheraton Hotel (home of Sundance headquarters), the bus stop (free transportation around town and to the resorts), great restaurants, the hot tub and heated pool. This condo is your home away from home (and ours too)! It features one well-appointed bedroom, one large bathroom, comfortable living room, and a full kitchen w/ 400 mbps of dedicated secure wifi internet. Upgraded underground parking spot is available for additional fee (see below).

(We also have NAUTI LODGE TOO located down the hall, which has the same set up if your traveling with others)

There are 2 pocket dividers between the bedroom and living room. The kitchen has a stove/oven, over stove microwave, conventional-sized refrigerator/freezer, 4 slice toaster, dish washer, coffee makers (small and large), Kurig, small blender, and fully stocked with all the basics (and more - like Tupperware, "yeti" cups, etc). There's a counter height table that can seat up to 4 people.

The living room has a dresser, 50 inch cable Samsung Smart TV (with USB and HDMI inputs), ceiling fan, and an electric fire place with heat blower. The unit has baseboard heat and seasonal A/C for those summer months. (3) DryGuy DX Forced Air Boot Dryers are also located in the living room to dry shoes, boots, gloves, etc.

The Bedroom has a queen bed, closet, sink, and 43 inch Samsung Smart TV. It also has 2 touch bedside lamps with USB C and A ports and outlets on each convenient for charging cellular phone and more.

The bathroom is spacious and has been remodeled a walk-in tile shower with frameless sliding glasses doors.

We decided to cut cable since everyone has their own streaming platforms and this helps us keep rental prices lower.

For your comfort, a humidifier and fan are kept in the bedroom closet. The hallway has numerous racks/hooks for skis, jackets, snowboards. and gear. A small hard cooler and soft cooler are kept in the closet for use.

This condo is located on the subterranean level with a view facing outside. Despite being half under ground, there are two large windows that allow a good amount of sunlight in (especially in the morning). One in the bedroom, and one in the living room. There thick blinds and curtains on each to block the sunlight. At this level, the unit is kept cooler in the summer months and warmer in winter. The unit's location within the Carriage House complex makes it just seconds from the underground parking lot and elevator for easy move-in/move-out. You wouldn't know it, but the door is just 20 feet from the indoor Jacuzzi (Open Year Round). The heated pool is seasonal, usually opens May and closes October – weather permitting.

The Carriage House has a surface parking lot (Lot E) directly at the main building entrance. If the lot is full, there are surrounding lots that can be utilized.

This condo is just feet away from the free bus system that will take you anywhere in Park City which means you have instant FREE transportation wherever you want to go. Be it a short 3 min car ride to Park City Mountain Resort or a 10 min car to Canyons Mountain Resort, this condo is perfectly located. After a day on the mountain, you can relax in the indoor jacuzzi literally 20 feet from the condo front door. After that, take a stroll out the backdoor and choose from any of the numerous restaurants.

Laundry Washer and Dryer are coin or app operated. They are on the 2nd and 4th levels in the building. A 20 second walk. They are not in the unit.

I stock up on and try to provide Suave body soap and 2 in 1 shampoo and conditioner. If you are like me when you travel, you bring your own preferable toiletries. There is a Revlon, 2 speed, cool shot Hair Blow Dryer. So pack accordingly.

When the condo is booked, I will send you the Welcome Letter that is kept in the condo. A few days prior to your arrival, I will send you the unique Carriage House building code and also your unique condo door code. There are no keys to carry around or worry about losing.

- No Smoking/Vaping to include within 25 feet of building

- No Pets
Since this is a shared condo (not just for rental, but owner use), we do not accept reservations with animals due to my and my son's allergies to cat/dog dander which is left behind by the animals hair/fur. Unfortunately there is no way to remove it all after an animals stays.

BY BOOKING A RESERVATION, THE RENTER/GUEST(S) IS AGREEING TO ABIDE BY ALL RULES AND REGULATIONS SET FORTH in the “HOUSE RULES AND REGULATIONS RENTAL AGREEMENT” and the CANCELLATION POLICY.

 **BY BOOKING and TEMPORARILY STAYING IN THE ABOVE STATED PREMISE, THE GUEST(S) AGREE TO THIS AGREEMENT** 

  1. **BY BOOKING and TEMPORARILY STAYING IN THE ABOVE STATED PREMISE, THE GUEST(S) AGREE TO THIS AGREEMENT**

     

    1. CHECK-IN and CHECK-OUT Dates on Reservation will be adhered to and agreed upon at the time reservation is paid in full. Arrival in above stated premise prior to CHECK-IN date/time OR remaining in above stated premise after CHECK-OUT date/time will be considered violation and trespassing.  CHECK-IN TIME is after 3:00 P.M. Mountain time and CHECK-OUT is 10:00 A.M. Mountain time. Early check-ins or late check-outs will be accommodated, when possible, but are not guaranteed. 
    2. This is a NON-SMOKING unit. Any evidence such as butts, ash, smell, or burn marks will result in loss of full security deposit and costs for deep clean.
    3. Pets/animals are NOT permitted in rental unit at any time due to owner’s health conditions. If any pets are seen in the unit (no matter the amount of time) or evidence of hair/fur, a deep clean cost will be assessed to the security deposit, the guest's stay will be terminated, and all funds will be forfeited.
    4. We will not rent to vacationing students or persons under 22 years of age unless accompanied by an adult guardian or parent.
    1. RESERVATION DAMAGE DEPOSIT- A reservation security damage deposit is required. This must be received when booking the reservation. The deposit is NOT applied toward rent. The Refundable Damage Protection for Accidental Damage to the condo unit or common area are refundable. See rental platforms’ (VRBO & Airbnb) policies governing their Reservation Damage Deposits. The Deposit is fully refundable within (7) days of departure, provided the provisions are met in this agreement and no violations occur.
    2. No damage is done to unit or its contents, beyond normal wear and tear. Beyond that, guest will be responsible for cost to replace/repair damage and costs of $90 per hour for property management to mitigate the said issue.
    1. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
    2. All garbage is removed from the unit and placed in the dumpster in the parking lot, and soiled dishes, glasses, utensils, etc. are placed in the dishwasher and cleaned. Used bed sheets and towels placed on floor.
    3. All charges accrued during the stay are paid prior to departure. If not paid by departure, cost will be charged to security deposit at (2) times the cost due to being considered late.
    4. No linens are lost or damaged.
    5. No early check-in or late check-out without permission from owner. Violation will result in up to a $300 fee.
    6. The renter is not evicted by the owner (or representative of the owner), local law enforcement, or a representative of Carriage House.
    7. No evidence of smoking inside the unit.
    8. No Violations:
    1. a) No violation of using the Jacuzzi and Pool during unpermitted times. Use ONLY designated times (8am to 10pm). Violation will result in loss of security deposit.
    2. b) No noise complaints during quiet hours, which are from 10:00 PM to 8:00 AM.
    3. c) Do Not leave items in the hallway (trash, shoes, boots, etc.)

    - 50% refund of amount paid (minus the booking fee) if you cancel more than 14 days before check-in date

    - No refund if you cancel 14 or less than 14 days before check-in.

    - No refund exceptions for inclement weather.

    Cancellation deadlines are in the property's time zone.

    1. MAXIMUM OCCUPANCY- The maximum number of guests per condominium is limited to (2) persons.
    2. INCLUSIVE FEES - Rates include a one-time linen/towel setup. Amenity fees are included in the rental rate.
    3. NO DAILY MAID SERVICE - While linens and bath towels are included in the unit, daily housekeeping service is not included in the rental rate but is available at an additional rate. Note: A coin and app. operated laundry facilities are located inside the Carriage House.
    4. RATE CHANGES - Rates are subject to change without notice. However, once your rate is confirmed, it will not be changed.
    5. FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
    6. WRITTEN EXCEPTIONS - Any exceptions to the above-mentioned policies must be approved in writing in advance.
    7. VIRTUAL PARKING PASS/HANGTAG – Virtual Parking Permit instructions are emailed/messaged and/or is located inside the unit in a binder. THIS IS FOR SURFACE PARKING ONLY in lettered PSPOA Parking Lots. Failure to complete the virtual pass online or parking in "No Parking" locations may result in towing or ticketing of vehicle at renter's expense.  Underground Parking at the rear of the building under the Sheraton Hotel is ONLY allowed with the purchase/ additional fee for the Reserved Parking Pass Hangtag. The hangtag must be returned to the clear lock box and locked where it was originally obtained from prior to departure. If the pass is not in this locked box during inspection, the guest will be charged a $200 fee. If the pass is damaged or lost, a $200 will be charged.  NO RECREATION VEHICLES/TRAILERs ARE ALLOWED per PSPOA Rules.
    8. Tenants shall not unnecessarily make or cause a noise disturbance between the hours of 10:00pm and 8:00 am.
    9. No riding of bicycles in the building. This may result in fine.
    10. Activating a fire alarm due to negligence will have a $200 fee levied. Negligence is but not limited to smoking in unit, burning food, etc.  Fee pays for costs related but not limited to HOAS response, Alarm Company resets, representatives responding, etc.
    11. Unpleasant Odors - Due to common area hallways, unit’s occupants will not release unpleasant odors that are deemed a nuisance by common standard. These unpleasant odors can be, but not limited to – marijuana, burnt food, frying of certain foods, decaying garbage, spoiled food, etc.
